Light Commercial Design Services
The bulk of our commercial design work is classified as light commercial. Light commercial is generally classified as any commercial structure that is single story, overall square footage of 5,000 s.f. or less, and is a non-assembly occupancy. From time to time we do design larger projects. If you have a potential project that you would like us to take a look at we would be glad to take a look at it.

As-Built Design Services
Another design service that we provide, is the preparation of
AS-BUILT plans. AS-BUILT plans document the existing conditions of a structure prior to the commencement of any renovation work. Any time you are planning to remodel an existing structure, whether it be residential or commercial, its always a good idea to document the existing conditions you have prior to starting any renovation work. Its all part of proper planning and due diligence. In addition, most building authorities want to know what existing conditions are prior to any renovation. That is where AS-BUILT drawings come in handy.
When we provide AS-BUILT design services, we go out in and field measure an existing structure to show the existing conditions which we can visibly inspect and confirm. Just as a surveyor does a survey of an existing property, we perform a survey of the existing structure We use laser measuring devices in conjunction with mapping software and site photos to create a detailed field report of the existing conditions. We then take this report data back to our office and input the data into CAD to prepare 2D AS-BUILT drawings of the existing structure. Our standard AS-BUILT drawings show the existing building footprint and interior layout. We locate all doors, windows, kitchen cabinets/ appliances, floor finishes, ceiling heights, electrical receptacles and fixture locations, plumbing fixture locations, and HVAC locations. Our design fee for standard 2D AS-BUILT drawings start at $0.50 per square foot, with a minimum design charge of $500. If you would also like to receive additional drawings such as exterior elevations, or an existing roof plan, or even have it prepared in a 3D format, we will be happy to provide those design services for an additional fee.

Residential Design Services
Spalding Designs provides design services for one, two and three story single family residences. We provide our residential clients with the same level of service as we do all of our clients. We will design any type of residential project, we do it all.

3D Rendering Services
We use 3D BIM modeling CAD software throughout the design process. This enables us to transform a flat 2D image into 3D perspective image. This will allow our clients to visually see what their finished product will look like before its even constructed.

General Drafting and Design Services
In addition to the building design services that we provide, we also offer general CAD drafting and design services. If you have a custom part or component that you need to have designed and drafted we can produce the design documents that you need.
